Roommate Change Policy

Highlights!
If you are only removing people from your lease, a one-time Roommate Removal Fee of $50 will be applied to the apartment’s account.
If any roommates are being added to the lease, a non-refundable, one-time Roommate Change Fee of $300 will be applied to the apartment’s account. This fee, along with any other outstanding charges, must be paid prior to finalizing the Roommate Change.
If someone is moving out of the apartment lease mid-way it is the responsibility of the roommates to give the roommate who is leaving their portion of the security deposit and/or last month’s rent back to them.
Any charges which are applied to the apartment’s ledger after the roommate change is complete are the sole responsibility of the present (new) leaseholders. Outgoing roommates will not be held responsible for post-move-out charges like unpaid utility bills or parking charges.
Keys for the incoming roommate(s) are the responsibility of the current residents.
Roommate changes will not be approved within six months of another roommate change in the same unit.

The Roommate Change Process
NOTE: We will not run credit/criminal background checks until ALL necessary materials are submitted.
Roommate Change Fee will be charged to your account.
Applicant(s) will receive an email or phone call when their application is approved.
Upon approval a packet of Roommate Change documentation will be emailed to all roommates to be electronically signed by everyone.
Please do not forward DocuSign emails to other roommates. Everyone will receive a unique link for them to sign. If any roommate did not receive their email, please have them contact your Leasing Agent to ensure their email address is up-to-date in our system.
Once everyone has electronically signed the Roommate Change documentation you will receive a finalized copy in your email for your records.

Qualifying Guidelines
APPLICANTS
In reviewing Rental Applications (must be completed by all household members 18 and older), all of the following areas will be taken into account:
A. Credit Status – Verified through appropriate credit-screening agencies/bureaus. Credit status must pass satisfactorily under the site-specific rental score system.
B. Residential/Rental History – Checked by the appropriate screening agencies/bureaus. All rental history must be satisfactory.
C. Employment/Income – Monthly rent is not to exceed 39% of an applicant’s gross monthly income. (Rent ÷ 0.39 = Minimum monthly income) Income must be verified by one or more of the following:
I. Applicant Employment Verification
II. Two current, consecutive pay stubs
III. Offer letter
IV. Tax returns
V. An I-20
D. Criminal Background – All applicants, leaseholders, and occupants age 18 years or older must pass the site-specific criminal background guidelines.
E. Identification – All applicants must provide a valid Government Issued Photo ID that also provides their date of birth. If the applicant is unable to provide a valid Social Security Number, then the Photo ID that they provide must be a Passport.
F. Occupancy Standards* – No more than two people per bedroom and one person per den will be admitted for occupancy. We are subject to city/town and state occupancy limits and sanitary code minimum requirements on square-footage. It is important to note that the maximum number of persons per bedroom is based on any combination of either adults or children, regardless of gender or age.
