Applicants

1.     In reviewing Rental Applications (must be completed by all household members 18 and older), all of the following areas will be taken into account:

a.      Credit Status – Verified through appropriate credit-screening agencies/bureaus.  Credit status must pass satisfactorily under site-specific rental score system.
b.     Residential/Rental History – Checked by the appropriate screening agencies/bureaus.  All rental history must be satisfactory.
c.      Employment/Income – Monthly rent is not to exceed 39% of an applicant’s gross monthly income. (Rent ÷ 0.39 = Minimum monthly income)  Income must be verified by one or more of the following:

                                     i.          Applicant Employment Verification
                                    ii.          Two current, consecutive pay stubs
                                   iii.          Offer letter
                                   iv.          Tax returns
                                    v.          An I-20

d.     Criminal Background – All applicants, leaseholders, and occupants age 18 years or older must pass the site-specific criminal background guidelines.
e.     Identification – All applicants must provide a valid Government Issued Photo ID that also provides their date of birth.  If the applicant is unable to provide a valid Social Security Number, then the Photo ID that they provide must be a Passport.
f. Occupancy Standards* – No more than two people per bedroom and one person per den will be admitted for occupancy. We are subject to city/town and state occupancy limits and sanitary code minimum requirements on square-footage. It is important to note that the maximum number of persons per bedroom is based on any combination of either adults or children, regardless of gender or age.

Guarantors

1.     A Guarantor may only be used in the event that an applicant’s income does not qualify for the apartment.  A guarantor may not be used to supplement an applicant who would be or has been denied based on any other screening elements.

2.     In reviewing the Guarantor’s information, all of the following areas will be taken into consideration based on the information they’ve provided in the Guarantor Application:

a.      Credit Status – Verified through the appropriate credit-screening agencies/bureaus.  Credit status must pass satisfactorily under site-specific rental score system.
b.     Employment/Income – Monthly rent is not to exceed 30% of a guarantor’s gross monthly income. (Rent ÷ 0.30 = Minimum monthly income)

3.     Along with the Guarantor Application, Guarantors must provide a copy of a valid Government Issued Photo ID.

4.     Guarantors must return a signed Guarantor Rider to Lease to the leasing agent before the resident’s signing of a lease.

5.     As per the Guarantor Rider to Lease, Guarantors must maintain their current address, phone number, and e-mail address with the Management Office.

6.     Guarantors and all parties to the lease are each equally responsible for the full amount of the rent.  Because of this, any forms that mention the rent must always refer to the full amount, and never a partial amount.

NOTES

1.     Prior to moving in, all deposits must be paid in full by either money order(s) or certified check(s).

2.     All residents are strongly encouraged to purchase Renters’ Insurance.

3.     *Occupancy standards in the city of Boston dictate that no more than four unrelated full-time students may occupy the same household.  This rule is to be followed in conjunction with the rest of CJ / CMJ Management’s occupancy standards as outlined by these Qualifying Guidelines.
